House smaller than appraisal district has it – but it appraises for sales price?   I™ve talked with various colleagues and realized a couple good things:

1.   The fact that the house is actually smaller than the appraisal district says (they are frequently wrong) and that it appraised for the list price means you™ve found a jewel of a good deal.   And it could have just as easily appraised for less than the list price because of the difference in square feet.

2.   Also, you can take your appraisal to the appraisal district and get the square footage corrected which should translate in less taxes to pay.

Hope this is good news to you.
